Veritas Land has an outstanding record in both identifying land with development potential and in overcoming obstacles to obtaining viable planning permission.
We have the necessary skills, experience and determination to optimise the value of our
clients' land. We know how to assemble land to enable development and how to create marriage value. We are experienced in addressing issues affecting undeveloped 'greenfield' sites as well as the complexities of urban regeneration.
We are equally familiar with rural planning, conservation areas and listed buildings. We meet the full cost of planning promotion on behalf of our clients entirely at our own risk.

Our vision is for a mixed-use community of up to 185 homes centred round an ethos of sustainable food production and education.

Veritas identified the above land as having development potential a number of years ago and approach the land owners with a view to promoting the site for development.

An application for the removal of affordable housing obligation attached to a planning permission. The appeal was allowed and the site sold to a developer.

The site largely comprised open rough grassland, with some mature trees grouped to the eastern side of the access point with Summerfold.

Greendene house, gardens and surrounding fields extend to just over 2.4ha (6 acres) in a sustainable location situated to the east of Stane Street, Codmore Hill.



Loxwood Farm Place, Loxwood
Surrey
An outline planning application for 25 residential dwellings was submitted to Chichester District Council in December 2013. Planning was initially refused in June 2014.


Oldlands, Burnt Common Lane
Ripley, Surrey
The site measures 1.35 hectares, is undeveloped, saved for a single detached house. A planning application for 30 residential dwellings was submitted in January 2020.


Send Hill, Send
Surrey
The site is an open field bound by mature trees, with a Public Right of Way (PROW) adjacent to the northern site boundary. The site is accessed via Send Hill.


Tower Hill, Horsham
West Sussex
Capacity for circa 80 residential dwellings. The site is a field currently used for grazing. It is located immediately south of the Arun Valley Railway line.




Wheeler Street Nursery, Witley
Surrey
Wheeler Street Nurseries operated as a retail and wholesale nursery. The retail part of the business about 1.75 acres was no longer financially viable.
